Construction Specifications

EXCAVATION

Excavate for specified foundation area to a predetermined elevation, plus or minus 1”. Standard pricing based on flat lot surface. Site visit required to confirm any quoted pricing

Backfill and grade gravel for foundation floor

Backfill and compaction around foundation. (5’ perimeter maximum)

Material derived from within excavated foundation material.

Provide drain tile around the foundation. Including a 30’ tail ditch

Spread any excess fill from foundation on site, including tree stumps located inside the excavated area. (This does not include hauling away any unknown, unsuitable soils that may be encountered)

EXCAVATION OF SOLID ROCK, UNSUITABLE SOIL CONDITIONS, UNKNOWN SUB-SURFACE CONDITIONS OR UNDERGROUND WATER CONDITIONS, IN NOT INCLUDED

NOTE: No “Winter Conditions” costs are included

Any required storm drainage system is excluded. Any removal/clearing of existing trees is excluded

FOUNDATION

Provide specified size foundation -- Superior precast concrete, concrete block, poured concrete

Provide a 4” concrete 3500 psi mix floor including a vapor barrier and expansion joint as required

Connect sub floor radon lines and connect to radon vent. Costs for a mitigation system is not included

When applicable: complete installation of sand mound, well, utility hookups to make systems operational

Provide (2)__X_____ awning style basement windows and (1) egress exit. ( Ex: Bilco, man door)

2 x 6 all pressure treated sill plate and sill seal, lolly columns and footings as required by code

NOTE: NO “ WINTER CONDITIONS” COSTS ARE INCLUDED

FLOORS

Framing is 2 x 10, SPF 16” on center with solid block bridging.

Front and rear perimeter bands are double 2 x 10 framing

The floor framing of each module includes double 2 x 10’s with a ¾” laminate layer at the mating area

Floor decking is ¾” tongue and groove OSB

WALLS

Exterior wall studs are 2 x 6, 24” on center with R-21 high density insulation

Air infiltration “Green Guard Rain Drop” building wrap on all exterior walls

All receptacles and switches in exterior walls are foam sealed to prevent air infiltration

Interior partitions (except mating wall) are 2 x 4, 16” on center

Mating wall construction is double 2 x 3, 16” on center

Exterior wall sheathing is 7/16” OSB

Mating walls are fully sheathed with insulative sheathing

All interior walls are ½” drywall, smooth finished and prime painted

All interior ceilings are 5/8” drywall, smooth finished and prime painted

EXTERIOR

Matching light fixtures at entry doors

Windows are vinyl, double-hung, Low-E glass (with tilt clean feature and screens)

The front door is an insulated six-panel fiberglass embossed colonial door. The rear door is an insulated fiberglass colonial 9 lite style door. Both doors include solid vinyl jambs and brick mold. Both doors also have keyed alike locksets

Sliding patio doors are 6’0” minimum and feature insulated glass

Vinyl siding is Certainteed (Main Street), 4/4 profile

Louver style shutters are included on the front elevations

Seamless rain gutters and down spouts are included. Any underground leaders are not included

Pressure treated temporary stoops are included per code. Steps to grade to be determined on site

ROOF AND CEILINGS:

Ceiling heights are full 96”. Ceiling are smooth finish throughout

Ceiling insulation is R-38 (12”)

Roof sheathing is 7/16 OSB

Roof shingles are Certainteed 30 year Architectural and installed over #15 felt paper

Ice and water shield (54”)

Fascia and drip edge are white aluminum. All eaves feature white vented soffits

Standard roof pitch is 6/12, truss framed at 16” on center

Cape Cod roof pitch is 12/12, truss framed at 16’ on center

Gable end overhangs and shingle over ridge vent are standard

Facia boards are 2 x 6

INTERIOR

Kitchen, dining area and bath (s) feature Tarket (NAFCO) vinyl floor tiles

FHA Approved, stain-resistant, plush carpet and padding is installed throughout the balance of the home

Dining room includes carpet and pad

Closets are fully trimmed

Closet shelves are ventilated wire style:

  • One shelf in each guest and wardrobe closet
  • Four shelves in linen and pantry closets (L. or P.)
  • One shelf in broom closet (BC)

Brushed Chrome Locksets are installed at all swing doors. Privacy locksets are standard at bathroom and bedroom doors

Each home includes an interior lighting package which features a dining room chandelier

Interior doors are white painted masonite, 6-panel smooth finish colonial style with 3 hinges and white trim

Door, window and base moldings are full profile, colonial style

Electric front door chime is included

KITCHEN

Merillat oak or maple kitchen cabinetry with matching toe kick. Choice of 6 styles
